TENANT FAQ

Will you pick up my rent each month?

We have an office that is open during standard business hours Monday through Friday, as well as Saturdays for your convenience. Our friendly staff is always ready to assist with in-person payments if that’s your preference. 

We also have a secure, user-friendly online platform that allows you to make payments with various electronic methods including eChecks, credit and debit cards, as well as a convenient cash payment voucher system that can be used at multiple locations throughout the area. 

We’ve designed our payment systems to offer maximum flexibility to accommodate your schedule and preferred payment method.

The most important criteria is that you can demonstrate you can afford the property through reliable income verification and financial stability. This helps ensure that monthly rent payments will be manageable within your budget. 

We do have additional requirements that we consider during the application process, however, these are largely controlled by individual landlords, who can customize what they prioritize when selecting tenants based on their specific property needs. 

Some landlords may place greater emphasis on rental history, while others might focus more on employment stability or other factors.

Rent is always due on the 1st of the month, which is the standard payment date specified in our lease agreements. This consistent due date helps tenants establish a reliable payment routine each month. 

Tenants have the option to make payments in advance if they wish. Remember that establishing a consistent on-time payment history is beneficial for your rental record and future housing applications.

Credit is certainly a contributing factor when approving an applicant, as it provides insight into financial responsibility; however, if you have low credit, there’s still a good chance you can qualify with us!

We understand that credit scores don’t tell the complete story of an applicant’s reliability or financial situation. We believe in giving applicants a fair opportunity to secure housing despite past financial challenges or limited credit history.

We accept all forms of payment to provide maximum convenience for our tenants. This includes traditional methods such as cash, certified checks, and money orders for those who prefer physical payment options.

We also offer comprehensive online payment solutions through our secure tenant portal, which allows for credit and debit card transactions, electronic checks, and recurring payment scheduling. Additionally, we work with several payment processing partners that provide cash payment voucher systems at convenient retail locations.

We look for a consistent income that demonstrates your ability to comfortably afford the monthly rent, typically seeking income that is around three times the rental amount.

We also evaluate rental history to understand your track record as a tenant, including on-time payments and property care. Additionally, we conduct background and credit checks as part of our standard screening process.

However, we take pride in looking at applications as a whole, considering the complete picture rather than isolated factors. This means if you are lacking in one area, that doesn’t automatically disqualify you from consideration.

Your landlord will have the final say in what happens regarding roommate changes, as this impacts the lease agreement that all parties have signed. However, we will work diligently as your property manager to ensure a smooth transition during this potentially stressful situation. We will likely help facilitate communication between you, your departing roommate, and the property owner to determine the best path forward.

LANDLORD FAQ

When do I get my money each month?

Owner distributions are sent out between the 1st and the 5th of every month, allowing us time to process all tenant payments and prepare accurate financial statements for your review. 

Our accounting team works diligently to ensure that your rental income is processed efficiently and transferred to your designated account in a timely manner. You’ll receive a detailed owner statement along with your distribution, which provides a comprehensive breakdown of all income received, expenses paid, and any maintenance costs incurred during the previous month. 

This consistent distribution schedule helps you plan your own finances with confidence, knowing exactly when to expect your rental income each month.

Our rental services usually start at first month’s rent as the initial management fee, which covers our comprehensive marketing, tenant screening, and lease preparation services. However, there are additional customizable services that we can offer which can move this start date to your liking based on your specific needs and preferences.

We protect each property through a combination of proactive measures and legal safeguards. All tenants are required to pay a security deposit, which can be used to cover any damages beyond normal wear and tear. If the cost of repairs exceeds the deposit, the tenant is held financially responsible and may be billed for the remaining amount. 

In more serious cases, we may pursue legal action or collections. We also strongly encourage tenants to carry renters insurance, which can help cover accidental damages depending on their policy.

Yes, you can absolutely use your own personnel to make repairs to your properties. We understand that many property owners have established relationships with trusted contractors and service providers. We can seamlessly integrate them into our work order management system or send work orders directly to your contractor when maintenance issues arise.

We send out qualified contractors to conduct a thorough inspection of your property to ensure it is liveable and rent-ready according to local housing standards and market expectations. This comprehensive assessment examines all major systems including plumbing, electrical, HVAC, as well as the overall condition of the interior and exterior spaces.
